3 X 1

or 5266 Fountain Multi-family Dwelling Prototypes
Images Description Credits
The 3 X 1 project is defined at the intersection of architecture, real estate and planning legislation. In November of 2004, the City of Los Angeles passed the Small Lot Subdivision Ordinance to encourage alternative middle-income high-density housing in areas with scarce land and high demand.

The five prototypes presented respond to the strategy of dividing the 50’ x 132’ lot in three smaller lots and develop three stand-alone structures that by virtue of density and programmatic speculation vis-à-vis market forces build up a problematic whole where the design of density supports the belief that closer quarters underlies a new horizon for social identity.
