| The NW Innovation Center is a 29,000 square foot, tilt-up concrete light industrial building, adaptively reused for multiple tenants. Offices and classrooms accommodate the anchor tenant--a small, locally-based college. Another tenant is a spa and fitness facility.
Project issues were directed at increasing energy efficiency and promoting sustainability while preserving as much of the buildings’ shell, mature trees, and other significant features as possible, with the goal of LEED gold certification.
Major changes to the building included reorienting the entrance from the south “storefront” side to the parking lot to the west, demolishing a former loading dock to create the new entrance to the building, and penetrating the roof structure to bring natural light into the center of the one-story space, creating twin courtyards that are accessible exclusively from the interior. The design solution decreases total environmental impacts associated with all phases of the building’s lifecycle.
